Did you know that one of the most damaging elements of anything is moisture? I’m the ASPHALT GUY and I’m here to tell you that heat, cold, and rain will work in concert to damage asphalt over time but the most damaging of all is moisture. Thats the thing about asphalt and the reason why parking lots are usually built where rain water runs off because the designers know the harmful effects.

If water stands in one place too long and the parking lot is not protected with sealcoat, water will settle into the small cracks and the cracks will grow until water reaches the base. Once this happens, the asphalt will break down and the weight from the cars will cause gatoring to occur. After that, it’s just a question of time before you have to replace that area with asphalt which is made from petroleum and therefore very expensive.

In the South, asphalt parking lots should be sealcoated every 3 to 4 years. I can do this at a fraction of what it would cost to replace the entire lot so take it from an asphalt contractor and look for the signs:
1. a lighter colored asphalt which means that the sealcoat has worn off
2. faded lines and a multitude of oil spots (oil damages asphalt).
3. a collection of sand in lower parts of lot (That’s your asphalt coming up).
